Qualification process for rental real estate

I’ve recently worked on a workflow for a couple of my clients in rental real estate and figured it’s worth sharing for inspiration. The typical qualification process with the agencies I’ve worked with were as follows: 100+ leads came in through StreetEasy, Zillow, and other popular websites each day.  Every morning employees responded manually to each email that had come in with a series of questions to vet leads. Once the responses came in, employees rechecked numerous emails to see if any leads were qualified, many were not.This process worked to some degree, but it also wasted hours of valuable time, and the company lost qualified leads because of the time delay from inquiry to outreach. WORKAROUND for Gmail not recognizing new mails

Sharing is caring; we all know the “bug” that Zapier does not recognizing all new emails in Gmail. Well thats unlucky, but we found a workaround. @greg.kelly & the Zapier Support send us a desperate user and she could not work with her zap anymore. So here is the workaround how to use Gmail, when Zapier does not recognize new emails. You anyway want that only some mails get processed? Than label emails based on specific subjects within gmail. https://www.techjunkie.com/automatically-label-emails-gmail/Then choose in the Gmail app “New Labeled Email”. If you want that all new emails are processed use: Simply an “@” by from - since all emails contain an @  next step in Zapier select: “New Labeled Email” and from here it works like usually :) #shortest workaround

Use nested IF statements for conditional field retrieval

Hi there ✌You might have encountered this situation:You need to create a lead in your CRM, but the email address can come from different fields in another app. The email address might be found in field 1, field 2, or field 3.So, how do you set up the Zap to use field 1 if it exists, otherwise use field 2 if it exists, or otherwise use field 3?We can use the Formatter tool for this!Select Formatter > Text > Spreadsheet-Style Formula, and use a nested IF statement, as shown below.Here’s an example of what this looks like:Nested If Statement This is the formula to use:IF("{{239371880__email1}}"<>"","{{239371880__email1}}",IF("{{239371880__email2}}"<>"","{{239371880__email2}}","{{239371880__email3}}"))Basically, what this formula does is: If email 1 is not empty, then use email 1 Otherwise, if email 2 exists, use email 2 Otherwise, use email 3 The output of this step can then be used in a subsequent action step.Hope this helps!

Do you need more control over Zap scheduling (while using fewer tasks)?

I’ve seen a lot of inventive workarounds to schedule when workflows run! 🗓️I'd love to hear what challenges you’ve encountered when trying to trigger a zap:every *other* day on the 3rd Thursday of every month 7 hours from now while taking into account store hours etcCompared to all of the workarounds I’ve seen in this forum that use Google Sheets, Paths, loops, and formatting steps, a new approach I’m working on would give you precise control and reduce your daily triggers followed by a bunch of date checking.  It would even work without Paths.But to really nail this, I need to hear more about your pain. 😫What are you doing to manage workflow scheduling, and what do you wish you could do?

Exclude Blank QuestionPro Survey Answers in Generated Google Doc

So in my other post I described how I set up a zap which creates a Google Doc from a QuestionPro response which includes the image of the signature by using HTML.  The next problem I ran into was that 2 questions in the survey were formatted as tables and particularly long. They wasted a lot of space in the survey response document that was created when they were blank. So I needed to figure out a way to exclude or remove these questions from the response document when they were blank so the document was shorter. I am a beginner, but I thought I would include the steps I went through in case they are of any help. They may not be the most efficient way of accomplishing my goals. Try Number 1: The key words here are “exclude” or “remove.” I started by trying to figure out how I might remove that section of the html if the responses to those questions were blank. Hello, I'd like to share an idea about mark dependences of zap actions. Working in zap we delete and edit its actions . Deleting or editing an action will delete or change its output. To easily find out which actions depend on the output of a particular action, it would be helpful to have some indication of this relationship. For example, we could include a mark next to the action's title that shows the numbering of actions that use the output of that action. Similarly, it would also be useful to see which actions provide input to a particular action. Please see the screenshot attached. For instance, if action #8 depends on actions #1 and #3, and actions #9 and #11 depend on the output of action #8, this relationship could be shown visually on the interface. So, as soon as you will delete the output of action #8 from actions #9 and #11, at the output block of action #8 there would be nothing. MySQL Zap batch treatment to save tasks

Hi,I’ve successfully connected my SQL database (new row detected) to create a new row in a gsheet.My SQL Db is updated in batch, so a dozen or so rows are created at once.The zap then run X amount of time to add rows in the sheet. Is there a way to do a batch that would zapp all rows at once and save up on the numbers of task ?Maybe with a utility which would act as a tampon ? Thanks
