Can the new Zapier/ChatGPT setup build a simple Mortgage Solver lead-management system around the tools you're already using?

Are you referring to using Zapier MCP directly in ChatGPT, or the new Next Gen Zaps?

Not sure which apps you want to connect in the lead system you’re building, but if they’ve got a public API available then Zapier should be able to connect to them so you can pass data between them.

If you can share a bit more about the apps involved and the system you’re wanting to build, we can help point you in the right direction. 🙂


Thanks Sam! Yes, I’m primarily interested in using Zapier MCP directly with ChatGPT, although I’m open to Next Gen Zaps if that would be a better solution.

I’m a mortgage loan originator and I’m trying to build a simple lead-management system where ChatGPT can act as my central command center.

Right now, leads can come from several sources, including:

• Website/online mortgage leads
• Home Qualifiers buyer leads
• Capitalize mortgage/borrower leads
• Agent Flywheel Realtor referral-partner leads
• LinkedIn
• Instagram/Facebook
• Email/Gmail

My ideal workflow would be:

New lead comes in → lead information is captured in one place → categorized by lead type (purchase, refinance, DSCR/investor, Realtor referral partner, etc.) → appropriate follow-up is created or drafted → follow-up reminders are scheduled → lead status is updated as I work the lead.

Ideally, I would like to be able to ask ChatGPT things like:

“Who are my hottest leads today?”

“Who hasn't been contacted?”

“Who needs a follow-up?”

“Show me my DSCR leads.”

“Draft a follow-up to this lead.”

And eventually have ChatGPT take approved actions through Zapier rather than me jumping between several different platforms.

I'm trying to keep this simple and practical, not build a complicated CRM.

Would Zapier MCP be the best starting point for something like this? And what would you recommend using as the central database for the leads?

Given "simple and practical, not a complicated CRM," I'd start with Airtable or Google Sheets as the lead database, not because MCP can't handle something fancier, but because ChatGPT's "who are my hottest leads" style queries work best against a small number of clean fields (source, type, status, last-contacted, next-follow-up) that you control directly, rather than something buried in a real CRM's schema.

 

 

 

On MCP vs Next Gen Zaps: for what you're describing, they're not really competing, they cover different halves of the workflow. MCP is the right fit for the conversational side, "who needs a follow-up," "show me my DSCR leads," because it lets ChatGPT call a lookup/action on demand, mid-conversation, with whatever fields you ask for. A Next Gen Zap (or a few simple single-step Zaps) is the right fit for the deterministic side, new lead comes in, get enriched and written to Airtable, status changes, ping you, because those need to fire reliably on an event without you asking.

 

So: Airtable/Sheets as the single source of truth, a couple of straightforward Zaps to keep it updated automatically, and MCP as the layer ChatGPT uses to query and act on it conversationally. That split scales a lot better than trying to make one mechanism do both jobs.
